Facilities Manager – Accommodation Services

Manage and provide project and technical support as required for delivery of all HVAC and utility service, including electrical, water, Sewage and cleaning required to support the accommodation operations. The utilities include the electric HV power distribution, standby generation, fuel supplies, water and sewage plant and reticulation. Responsible for operating the utilities, setting up and managing the PPM regime to support the whole operation, identify spares requirement, train operatives and support staff, maintain operational records and operational costs.

In this role, your main responsibilities include the following:

• Hire, develop and manage a team of maintenance and cleaning professionals; Ensure teams are cross-skilled, developed and trained;
• Ensure skill requirements are matched with forecasted workloads; Monitor and visit the teams at regular intervals;
• Management of Cleaning and Maintenance Team
• Ensuring Cleaning and Maintenance KPI’s are met.
• Manage and support the team supervisors; Prepare bi-weekly meetings with the MEP/Cleaning teams; All employee training is to be recorded with the Centre of Excellence;
• Ensure weekly Toolbox Talks; Develop and maintain an HS&E and Quality Plan in conjunction with IMS; Ensure that all team members follow company health and safety policies and workflow processes;
• Develop and maintain a PPM for each accommodation
• Maintain asset register for each accommodation for maintainable items
• Upload and maintain up-to-date specifications of equipment in CAFM.
• Develop, maintain and execute corresponding action plans for PPM and CM.
• Ensure material flow including cleaning items is at optimal levels (usage vs. orders)
• Ensure maintenance teams have the correct tools and equipment;
• Hold regular meetings with internal customers; Plan transportation requirements in advance of any work commencing; Carry out daily/weekly/monthly site visits and provide feedback to the Accommodation Services department as appropriate. For areas that require improvement, an action plan is to be formulated and implemented as a priority;
• To Identify all issues related to: Water consumption, Sewage, Electricity (HVAC & normal electrical usage) Accommodation Safety Utilities (Electricity , Water, Sewage) Consumption Management, Equipment Testing, Reporting and Trend Analysis or Utility, Maintenance and Cleaning SOPs for Accommodations, Infrastructure  Service Providers, Inspections & Audits, Elevator Maintenance Contract, Fire System Contract, Water  Tank Cleaning Contract, CCTV & Security Systems Tool Box Talks and Training
• Communications / Awareness Campaigns, Environmental / Saving Initiatives;
• Accommodation Mobilizations & Demobilisations; Civil Works / Renovations; Risk Assessments for all Accommodations; IMS
• Audit - Observation Closeout
• Accommodation Projects - Ready Built & New Build

The ideal candidate will have the following skills and experience:

• Must possess a degree related to Facilities Management (BSc/BA in facility management, engineering, business administration or relevant field)
• 3-5 years of experience in Similar Position
• Proven experience as facilities manager or relevant position
• Well-versed in technical/engineering operations and facilities management best practices
• Relevant professional qualification (e.g. CFM) will be an advantage.
• Excellent verbal and written communication skills
• Excellent organizational and leadership skills
